CRISIL launches five sub-category-level benchmarks for AIFs

Additional offerings to enable better investing decisions using comparative data

CRISIL MI&A Research on Wednesday launched its alternative investment fund (AIF) benchmarks for March 2023, including five new ones in the sub-category-level - social venture funds, SME funds - both in Category I; real estate funds - residential (debt-oriented) in Category II; and long-only equity funds (open-ended) and long-only equity funds (closed-end), both in Category III.

 

These have been added to a list of already available sub-category-level benchmarks launched in May 2023.

 

With this, CRISIL now provides peer comparison for AIFs in 15 sub-categories within the broad AIF categories I, II, and III (listed below) to help investors analyse performance and evaluate investments.

In Category II, the real estate funds – residential (debt-oriented) benchmark aims to build a diversified portfolio comprising mostly residential assets and invests in them through debt securities. In Category III, funds can be open-ended or closed-end. While most funds considered for CRISIL AIF benchmarks long-short equity are open-ended, long-only equity funds have a mix of open and closed-end funds, which are now covered by the benchmarks.

Says Piyush Gupta, Director, Funds Research, CRISIL Market Intelligence & Analytics, “The five new sub-category benchmarks will support granular comparison of strategies. The new real estate funds – residential (debt-oriented) category, which is a carve-out of real estate funds - residential, forms ~88% of the total valuation coverage of real estate funds - residential in the CRISIL AIF benchmarks for March 2023. The long-only sub-category is divided almost equally among closed and open-ended funds in terms of assets under management.”

 

Key findings from the sub-category benchmarking include:

 

  • Real estate funds - residential (debt oriented) sub-category has healthy distributions across vintage years. Real estate funds – residential, however, outperformed it in terms of pooled internal rate of return (IRR) and distributions to paid-in capital in most vintage years
  • The number of closed-end funds is three times open-ended funds. Long-only equity funds’ (open-ended) and long-only equity funds’ (closed-end) benchmarks, have returned 26.52%and 27.17%, respectively, in the three years through March 2023

The category- and sub-category-level AIF benchmarks will be calculated half-yearly (based on September- and March-end data). Category-level benchmarks are published on www.crisil.com, along with the underlying methodology.
